The property is located at 433 NW 40 Court

Construction of attached townhomes
Why is the request being made?
Pursuant to Chapter 24, Article XII, Section 163 (E)(2)(a), this type of development requires a Neighborhood Participation Meeting prior to a development site plan application submission.
What is the process for the request?
The applicant previously held a Neighborhood Participation Meeting on October 13, 2021, prior to submission of development site plan review applications, as required by Section 24-163(E). However, that section of the Code also requires an application to be submitted within six months of the Neighborhood Participation Meeting, and that time has elapsed. Therefore, an additional Neighborhood Participation Meeting is necessary prior to submittal of the application.
Note: At the time of Neighborhood Participation stage in the process, staff has had conversations with the applicant, but until such time that a formal application and review are conducted, it is difficult to ascertain the approvals that may or may not be required as the application is processed.
