Where is the property?
3599 North Federal Highway
What is being proposed?
Reconfiguration of the site and buildings. Several modifications will be presented:
- Demolition of the Bora Bora room.
- Reconfigure the driveway access through the site from Federal Highway to the rear parking lot where a circular driveway will be added.
- Addition of outdoor seating.
- Add a pitched thatch roof over a portion of the existing building that currently has a flat roof.
The request will likely be made in at least two phases with a certificate of appropriateness for the roof modification being requested first.
Why is the request being made?
Pursuant to Chapter 24, Article XII, Section 163 (E)(2)(a), this type of development requires a Neighborhood Participation Meeting prior to a development site plan application submission.
What is the process for the request?
After the applicant holds the required Neighborhood Participation Meeting(s), a site development plan application will be reviewed by the Development Review Committee (DRC). The DRC will review the plan for compliance with the applicable Codes. After the initial DRC meeting (to be scheduled at a later date), comments provided by the DRC must be addressed adequately; a resubmittal may be necessary. This application will also be heard before the Historic Preservation Board for a certificate of appropriateness.
Note: At the time of Neighborhood Participation stage in the process, staff has had conversations with the applicant, but until such time that a formal application and review are conducted, it is difficult to ascertain the approvals that may or may not be required as the application is processed.
