Where is the property?
2601 Northwest 21st Avenue (northwest corner of NW 21st Avenue and NW 26th Street)
What is being proposed?
Comprehensive Plan Amendment, Rezoning, and Development Site Plan review for a mixed-use development to include residential and commercial uses.
Why is the request being made?
Pursuant to Chapter 24, Article XII, Section 163 (E)(2)(a), this type of development requires a Neighborhood Participation Meeting prior to a development application submission.
What is the process for the request?
After the applicant holds the required Neighborhood Participation meeting(s), a site development plan application will be reviewed by the Development Review Committee (DRC). The DRC will review the plan for compliance with the applicable Codes. After the initial DRC meeting (to be scheduled at a later date), comments provided by the DRC must be addressed adequately; a resubmittal may be necessary. After the DRC hearing, the applicant’s request will be heard by the Planning & Zoning Board and subsequently the City Commission for consideration of the Comprehensive Plan Amendment, Rezoning, and Development Site Plan review.
